Affinius provides $94.8 million construction loan for Oregon State student housing

Fields Holdings is the borrower on the 13-story, 667-bed Zev Corvallis project, scheduled for completion in fall 2028 with no broker listed.

At a glance

  1. The 667-bed building, which includes 4,500 square feet of retail, is scheduled for completion in fall 2028, spreading the loan to roughly $142,000 per bed and resting on a wager that enrollment keeps growing while the city's high-rise supply stays short.
  2. Student housing narrows that bet to one institution's enrollment in Corvallis, a tree-lined Willamette Valley town of 61,000 residents defined by the campus and a longtime Hewlett-Packard corporate facility, where whatever the city can entitle and build between now and 2028 will be the competition when Zev delivers.
  3. The Corvallis loan continues a stretch in which Affinius has favored making loans over holding property.

Affinius Capital is providing $94.8 million in construction debt for Zev Corvallis, a 13-story, 262-unit student housing project that Commercial Observer places on the Oregon State University campus in Corvallis, Ore., with Fields Holdings as borrower and no broker listed on the transaction. The 667-bed building, which includes 4,500 square feet of retail, is scheduled for completion in fall 2028, spreading the loan to roughly $142,000 per bed and resting on a wager that enrollment keeps growing while the city's high-rise supply stays short.

Tyler Figley, an Affinius senior vice president, cited enrollment growth at Oregon State and a shortage of new student housing in the area, high-rise residential in particular—an argument that echoes the $130.4 million West Loop construction loan the lender funded in September. That loan read as a wager that Chicago's supply constraint would hold through a mid-2028 delivery. Both credits price a supply gap that has to persist for two years, and both give the lender a fixed completion date instead of a rent roll.

The 4,500 square feet of retail is a marginal share of the 667-bed building and, in a neighborhood anchored by a corporate campus, likely serves residents more than it generates a separate income stream; meanwhile a 13-story tower is a long-lived asset whose demand turns over every four years.

The Corvallis loan continues a stretch in which Affinius has favored making loans over holding property. PRED's records put regulatory assets under management at $30.4 billion at the start of October, and in August the firm and Alliance sold a 545-unit Northern California senior housing portfolio days after Affinius lent $177.25 million across two New York metro apartment buys, a pairing that marked a shift from equity into debt.

That pattern fits the build-over-buy logic: where construction is suppressed, lenders financing new construction are buying the price advantage a completed building would command. The Corvallis loan does not settle until fall 2028, leaving two years for Oregon State's enrollment trend to hold and for another Corvallis project to solve the same entitlement and financing problem before Zev delivers.
