Ascendant completes 170-unit BTR townhomes in Houston

The Tomball, Texas, delivery is a 170-unit test of lease-up pricing in a submarket where for-sale homes run $1 million and up.

At a glance

  1. The delivery puts Ascendant's own capital behind a sector-wide question: what high-end rental townhomes are worth in a submarket where, as principal Richard Owen puts it, the surrounding neighborhoods run to $1 million and up.
  2. Owen frames the project as a rent-versus-own compromise: "Surrounded by neighborhoods with homes valued at $1 million and up, Amplify Tomball offers residents the space and privacy of suburban living, without the commitment of homeownership or the drive to Houston's job and retail corridors."
  3. The timing makes this a test.

Ascendant Development has finished construction on Amplify Tomball, a 170-unit build-to-rent townhome community at 17318 N. Eldridge Parkway in Tomball, Texas, northwest of Houston, and the gated project is in lease-up with completion dated today, IREI reports. The delivery puts Ascendant's own capital behind a sector-wide question: what high-end rental townhomes are worth in a submarket where, as principal Richard Owen puts it, the surrounding neighborhoods run to $1 million and up.

Owen frames the project as a rent-versus-own compromise: "Surrounded by neighborhoods with homes valued at $1 million and up, Amplify Tomball offers residents the space and privacy of suburban living, without the commitment of homeownership or the drive to Houston's job and retail corridors." Ascendant delivered the project as investor, developer, and general contractor, filling 170 three-story townhomes with integrated one- and two-car garages, one-bedrooms from 1,020 square feet, two-bedrooms up to 1,390 square feet, and class A finishes including vinyl plank flooring, granite counters, and stainless-steel appliances. The amenity package includes a clubhouse, a resort-style saltwater pool, a fitness center with a yoga and spin room, and an outdoor amenity suite.

The timing makes this a test. Multifamily capital has split into dual pricing: stabilized assets clear at benchmark prices, while lease-up risk is financed through preferred equity. A 170-unit delivery in a $1 million-plus pocket of suburban Houston sits on the risk-bearing side of that split, and now construction is done, the amenity package is built, and every unleased townhome is a carrying cost that falls on Ascendant until the building fills.

Tomball is a fast-growing, good-schools submarket with high barriers to entry, and for-sale comps at $1 million and up give the rental a visible discount to ownership. The next few quarters of lease-up data will show whether the spread between stabilized and lease-up capital is still widening and whether Ascendant's willingness to carry that risk earns the rents the unit specs ask for.
