Cambridge's biggest office lease of 2026 is an AI bet

Blitzy's 52,000-square-foot Kendall Square deal tops this year's Cambridge office market, where AI tenants account for more than 60% of new leasing.

At a glance

  1. The landlord is ARE-MA Region No. 59, LLC, an Alexandria Real Estate Equities affiliate.
  2. The largest-lease title lands in a market that Bryan Sparkes, the JLL senior managing director who represented Blitzy, describes as "particularly hard hit during the last 6 years."
  3. Cambridge's modern economy ran on life-science demand, and the past few years have been an education in what a single stalling tenant sector does to rents and concessions; as this publication has argued in the lab market, landlords have been trading rent for time to hold space for a 2027 recovery.

Blitzy, an autonomous software development company founded in Cambridge in 2023, has signed a 52,000-square-foot lease at One Kendall Square that JLL calls the largest new office lease completed in Cambridge this year, a five-year deal covering two floors of Building 200, with occupancy expected in the second quarter of 2027 after a 39,000-square-foot build-out. The landlord is ARE-MA Region No. 59, LLC, an Alexandria Real Estate Equities affiliate.

The largest-lease title lands in a market that Bryan Sparkes, the JLL senior managing director who represented Blitzy, describes as "particularly hard hit during the last 6 years." He points to AI companies, now more than 60% of new leasing volume across Cambridge year to date, as the early momentum behind the green shoots.

That share is the wager. Cambridge's modern economy ran on life-science demand, and the past few years have been an education in what a single stalling tenant sector does to rents and concessions; as this publication has argued in the lab market, landlords have been trading rent for time to hold space for a 2027 recovery. The office side of the same city is running a version of that play with a different industry on the door, and the case for it rests on AI firms wanting the address that labs wanted.

A five-year term is occupancy, not conviction. It is long enough to justify a 39,000-square-foot build-out and short enough that the floors come back into play while the market is still deciding what it is, and the coverage does not say what Blitzy pays or which side funds the improvements. That silence matters, because office price discovery happens where a trade prints a rent, and Building 200 keeps its number private. Cambridge gets a headline without a comp.

The marker lands in the second quarter of 2027, when the build-out opens and the city can check whether AI is a bridge across a weak cycle or the next single-sector bet it has to unwind. If AI firms are still carrying more than 60% of Cambridge's new leasing then, the concentration will have been renamed a recovery.
