Dauntless Capital Partners buys Arlo Wynwood hotel in Miami for at least $44.3M

BMO Bank's $43 million acquisition loan covers about 97 percent of the deed on the 217-room hotel Quadrum Global completed in 2022.

At a glance

  1. The Houston-based buyer specializes in hospitality.
  2. Against the recorded price, BMO's loan covers about 97 percent of the deed, though the all-in cost is likely higher because the deed excludes furniture, fixtures and business operations, making the loan-to-price ratio lower than the record implies.
  3. Occupancy across Miami-Dade fell 0.1 percent year over year, according to the Greater Miami Convention & Visitors Bureau, while room rates climbed 11.2 percent, to $293.7; revenue per available room can rise even when volume stalls, which is the arithmetic a buyer paying per key has to believe.

Dauntless Capital Partners has bought the Arlo Wynwood hotel in Miami for at least $44.3 million, Commercial Observer first reported, citing property records, and BMO Bank supplied a $43 million acquisition loan on the nine-story, 217-room building at 2217 Northwest Miami Court, at the southern end of the Wynwood neighborhood. The Houston-based buyer specializes in hospitality.

Against the recorded price, BMO's loan covers about 97 percent of the deed, though the all-in cost is likely higher because the deed excludes furniture, fixtures and business operations, making the loan-to-price ratio lower than the record implies. At that recorded price, the 144,848-square-foot building works out to roughly $306 a square foot, or about $204,000 per room, before the FF&E left out of the deed.

Miami-Dade's rate-led market

Occupancy across Miami-Dade fell 0.1 percent year over year, according to the Greater Miami Convention & Visitors Bureau, while room rates climbed 11.2 percent, to $293.7; revenue per available room can rise even when volume stalls, which is the arithmetic a buyer paying per key has to believe. Wynwood, with its nightlife and newer offices, is where that bet gets tested; the hotel opened in 2022.

Quadrum Global, the seller, paid $8.6 million for the 0.8-acre site and completed the 144,848-square-foot hotel in 2022, four years after the purchase, though construction cost is not disclosed and the deed therefore yields no return calculation, leaving the per-key price as the only number the market can use.

Miami-Dade keeps producing trades large enough to clear institutional balance sheets. Longpoint's purchase of a 10-building industrial portfolio in the county closed at $195 million, about $267 a square foot, in a deal this publication covered on September 28, and Slate landed a $245 million permanent loan on a county ground lease at the end of August. Those transactions price different assets, and one hotel sale says little about industrial pricing, but they share a common feature: capital arriving from buyers with money to place.

If Dauntless or its lender puts out a figure that folds in the furniture, fixtures and operating business, the market will get a cleaner answer to what a 2022-vintage Miami hotel clears for, and a better comp than the $44.3 million sitting on the deed.
