Dermody's Chicago infill project has to out-earn its own demolition

The 357,619-square-foot Berkeley redevelopment is a recycled site in one of the metro's best trucking positions, and the first lease rate will tell Chicago whether teardown-and-rebuild is a trade or a toll.

At a glance

  1. Connect CRE reported the start; the same announcement presents the redevelopment as a way to bring employers to the area and widen the local tax base.
  2. The pitch is the address.
  3. The building is specified for velocity: 40-foot clear ceiling height, 57 dock-high doors, 357 car parking spaces and 63 trailer stalls.

Dermody has broken ground on LogistiCenter at Berkeley, a 357,619-square-foot building at 5300 St. Charles Road on the footprint of an older industrial property the announcement calls functionally obsolete, and the project's economics will be settled by its first rent. Connect CRE reported the start; the same announcement presents the redevelopment as a way to bring employers to the area and widen the local tax base.

The pitch is the address. The site has immediate access to I-290, sits minutes from I-294 and I-88, runs eight miles from O'Hare International Airport and lands minutes from the Union Pacific intermodal facility; that access is what makes the dirt underwritable. Neal Driscoll, a Midwest region partner at Dermody, called the infill location an opportunity for customers to reach a major North American logistics hub and serve greater Chicago from one site.

The building is specified for velocity: 40-foot clear ceiling height, 57 dock-high doors, 357 car parking spaces and 63 trailer stalls. A trailer count that barely clears the door count points to a tenant turning trailers rather than storing them, a last-mile or parcel profile more than a big-box distributor's; 63 positions on 357,619 square feet is a tight ratio, the kind that suits a user whose trailers are always moving. No tenant is named in the announcement.

JLL holds the leasing assignment, with Senior Managing Director Charlie Kenning, Senior Vice President Jackie Shropshire and Vice Chairman Dan McGillicuddy attached; a vice chairman on a single-building lease-up suggests expectations running past Berkeley, an inference the coverage neither confirms nor contradicts. The LogistiCenter name reads as a template rather than a one-off, and the spec sheet is the kind that travels.

Chicago's infill industrial trade has been pushed onto second-generation sites, and the arithmetic there is unforgiving: demolition, entitlement and a 40-foot-clear rebuild all have to clear against rents set by the intermodal yard, the airport and the expressway. It is the proximity logic that took MDH to a DHL-leased warehouse in Laredo and that now has Mark IV's Victory Logistics District sitting on direct Union Pacific rail service; Berkeley applies it to the densest part of the metro, where land is scarce, the buildings are old and the customers are close.

If the first rent covers the teardown, every functionally obsolete building on the O'Hare periphery becomes a candidate for the same treatment, and the region's supply constraint becomes a demolition problem as much as a land problem. If it doesn't, Dermody owns a strong trucking address and a rent question nobody has answered. The first lease settles which one this is.
