HMF Americana bets older renters will share a cottage neighborhood

A 221-home Charlotte project mixes build-to-rent with a dedicated 55-plus slice, leaving lease-up to show whether the format works for everyone.

At a glance

  1. The project includes a dedicated 55-plus slice and roughly 10,000 square feet of multi-tenant commercial space, with site work beginning in October and vertical construction in the first quarter of 2027.
  2. The development mixes build-to-rent and multifamily pieces: cottage-style residences and shared spaces arranged like a traditional neighborhood, with renting rather than ownership as the model.
  3. Harris Teeter is a grocer, not a merchant builder, so the acquisition is a supermarket chain's land disposition rather than a farmland-assembly or a builder's lot-bank trade.

HMF Americana has acquired a development site from Harris Teeter in the Charlotte market, planning a 221-home rental community near the Stallings-Weddington border. The project includes a dedicated 55-plus slice and roughly 10,000 square feet of multi-tenant commercial space, with site work beginning in October and vertical construction in the first quarter of 2027. Initial move-ins are set for the third quarter of 2027; no purchase price appears in the announcement.

The development mixes build-to-rent and multifamily pieces: cottage-style residences and shared spaces arranged like a traditional neighborhood, with renting rather than ownership as the model. The 55-plus homes sit as a dedicated portion of the same community, not a separate senior campus. That arrangement asks whether older renters will accept the same cottage format and communal layout as the rest of the neighborhood, with the designation doing the segmenting.

Harris Teeter is a grocer, not a merchant builder, so the acquisition is a supermarket chain's land disposition rather than a farmland-assembly or a builder's lot-bank trade. The commercial component starts at 10,000 square feet of multi-tenant space, with additional land available for future expansion and no date set for a second phase.

In lease-up, the 55-plus homes are the part of the plan that will prove out. If they lease first and renew like the rest of the community, HMF has found a cheaper route to 55-plus supply than a standalone campus with its own amenity package. If older renters want different shared spaces, the designation is a floor plan line rather than a strategy. First move-ins in the third quarter of 2027 will begin to show which one it is.
