IHP Capital Partners has agreed to acquire 1,458 acres in Brazoria County, Texas, for Peachtree, a master-planned residential community near Alvin and Liverpool, co-president Richard Whiteley told IREI. Terms were not disclosed.
The first phase closed with 206 acres and 535 finished single-family lots, plus a community recreation area with a lazy river pool and an outdoor shade pavilion.
Whiteley said the full transaction is structured across multiple phases, with closings scheduled approximately every 18 months, and the timing targets a supply gap he expects to widen later this decade. "At Peachtree, we are investing today for meaningful housing deliveries in 2028, 2029, 2030 and beyond," Whiteley said. "That's when the combination of continued household growth and a more constrained future supply pipeline can become particularly compelling."
For allocators, the key term to underwrite is the phasing: capital is committed in phase-sized tranches roughly 18 months apart, so a commitment made now is drawn against deliveries starting in 2028. Whiteley said the firm uses periods of uncertainty to secure well-located land in high-growth markets. The phased structure spreads land spending across the cycle rather than concentrating it at one entry price.
