Inland Securities promotes Dan Gawley to senior vice president, private capital, for Southern California

The 12-year Inland veteran takes over distribution of DST, 721 exchange and opportunity zone programs in a territory that has raised $1.66 billion in equity over a decade.

At a glance

  1. The seat is a distribution job, and the distribution runs through one sponsor: Inland Securities is the exclusive dealer manager and placement agent for the real estate investment programs offered by Inland Real Estate Investment Corp. and its affiliates, so its wholesalers work one sponsor's shelf rather than shopping a third-party lineup.
  2. The title decides who takes the meeting, and the meeting is where a sponsor's program either enters an advisor's rotation or does not.
  3. The institutional market is currently reading its marks off the debt stack rather than off disclosed sales, as this publication has reported, and a retail operation selling tax-driven programs answers to a different schedule, one set by realizations elsewhere in the market.

Inland Securities Corp. has promoted Dan Gawley, a 12-year veteran, to senior vice president, private capital, for Southern California, a territory that has raised more than $1.66 billion in equity over the past decade — a rate of a little over $166 million a year through Southern California advisors and accountants.

Gawley becomes the primary point of contact in Southern California for the firm's Delaware statutory trust, 721 exchange and qualified opportunity zone strategies, with a brief that runs to financial professionals, their clients and certified public accountants and an emphasis on tax-advantaged real estate.

He works alongside Charles Jensen, managing director of the western division, internal wholesaler Frank Felix, and vice president Skylar Gautier; the announcement describes an elevation inside an existing coverage map rather than new territory or added headcount, and Gawley brings a Benedictine University business administration degree with a finance concentration and the Series 7 and 63 licenses.

The title decides who takes the meeting, and the meeting is where a sponsor's program either enters an advisor's rotation or does not. DSTs, 721 exchanges and opportunity zone funds are all built around tax events, and the announcement's own description of those strategies as tax-advantaged suggests the sale typically begins as a tax question; naming certified public accountants in the same breath as financial professionals is where the conversation starts.

The institutional market is currently reading its marks off the debt stack rather than off disclosed sales, as this publication has reported, and a retail operation selling tax-driven programs answers to a different schedule, one set by realizations elsewhere in the market. Whether Inland widens coverage under Gawley is the open item; the announcement names the team around him and nobody new beneath him.
