Invesco Real Estate says 2026 CRE loan originations reached $5bn so far

The manager says it wrote $4bn last year and that bridge, mezzanine and other structured credit can extend insurer general accounts beyond investment-grade mortgages.

  2. The platform runs about $90bn across real estate equity and debt, Chausse said, and has originated roughly $30bn of CRE loans over the past decade.
  3. Chausse described insurers as concentrating on lower-leverage, investment-grade mortgage lending that supports general-account portfolios with predictable cash flows and capital preservation.

Invesco Real Estate has originated $5bn of commercial real estate loans so far in 2026, after writing $4bn last year. The figures come from managing director Justin Chausse in an Insurance Asset Risk interview published alongside the firm's corporate statement for the publication's 2026 North America awards. Invesco Real Estate is a three-time winner of its Real Asset Manager of the Year title.

The platform runs about $90bn across real estate equity and debt, Chausse said, and has originated roughly $30bn of CRE loans over the past decade. He cited the Mortgage Bankers Association's ranking of the firm as the fourth-largest bridge lender; the loans it writes today include senior bridge loans, construction loans, mezzanine debt and preferred equity.

Chausse described insurers as concentrating on lower-leverage, investment-grade mortgage lending that supports general-account portfolios with predictable cash flows and capital preservation. The structures Invesco offers — bridge, construction, mezzanine, preferred equity and other structured credit — finance assets and capital needs that, in his telling, fall outside traditional life company mortgage lending.

He said the aim is to use underwriting, structuring and asset management to capitalise on complexity and market dislocation rather than take more risk, and to work as an extension of an insurer's real estate credit platform. The borrower situations he named are maturities and recapitalisations, lease-up periods and redevelopment programmes — transitional cases the interview's title places under the "maturity wall".
