IPA: $700B apartment-backed debt matures through 2028 as single-asset sales volume drops 6%

The report puts apartment appraisal values up 9 percent cumulatively since early 2020 and points to net operating income, not cheaper debt, to support valuations.

At a glance

  1. Single-asset apartment sales volume fell 6 percent year over year through August, the report says, while apartment appraisal values are up only 9 percent cumulatively since the first quarter of 2020.
  2. IPA's read is that significant interest-rate relief is increasingly unlikely, leaving net operating income, through stronger rent growth and property operations, as the lever for supporting valuations.
  3. For an owner whose loan sits inside that 2028 wall, the combination is unforgiving: the collateral has added 9 percent of appraised value in six years, and the report's own prescription for closing the gap is operational rather than financial.

About one-third of the $2.1 trillion in commercial real estate debt maturing through 2028 is backed by apartments, according to Institutional Property Advisors' Q3 2026 U.S. Multifamily State of the Market report as covered by IREI. That share works out to roughly $700 billion.

Whether rent growth can do that work before the loans come due is the question the report leaves open.
