Knighthead refis Glenview apartments with $32M loan

The debt pays off preferred equity and rolls up a construction facility, a clean sign the refinancing wall is clearing.

At a glance

  1. The debt replaces the property's previous construction facility and pays off its preferred equity investor, according to Knighthead, for a community that opened in June at 1850 Glenview Road, 19 miles north of downtown Chicago, with access to Glenview's Metra station.
  2. The per-key math frames the deal: $32 million across 62 units works out to roughly $516,000 a door, pricing the asset as newly built, transit-adjacent product with a retail base rather than legacy garden-complex stock.
  3. The refi arrives as the base is forming in commercial real estate, with Morgan Stanley telling allocators a week ago that the four-year repricing is finished.

Commercial Observer first reported that the Drake Group has sealed a $32 million loan from Knighthead Funding to refinance its 62-unit Cerca apartments in Glenview, Illinois, the latest evidence that the refinancing wall is being dismantled loan by loan. The debt replaces the property's previous construction facility and pays off its preferred equity investor, according to Knighthead, for a community that opened in June at 1850 Glenview Road, 19 miles north of downtown Chicago, with access to Glenview's Metra station.

The per-key math frames the deal: $32 million across 62 units works out to roughly $516,000 a door, pricing the asset as newly built, transit-adjacent product with a retail base rather than legacy garden-complex stock. That number frames the structure: the construction facility rolls into a new loan, and the preferred equity layer is paid out rather than extended. Knighthead's origination team, led by principal Jonathan Daniel, included Peter Illuzzi and Joseph Marraccini, while JLL arranged the debt through Daniel Gillard, Philip Galligan, Michael Gurwin and Ryan Planek. The building carries 6,886 square feet of ground-floor retail, a fitness center, conference rooms, a dog spa and grilling stations.

The refi arrives as the base is forming in commercial real estate, with Morgan Stanley telling allocators a week ago that the four-year repricing is finished. Knighthead's appetite for a building that opened in June suggests the lender is willing to underwrite post-construction value on current facts rather than a two-year stabilization pro forma. That is a slightly aggressive posture in a market where the clearing price for suburban apartments is still being set. The payout of the preferred equity layer suggests the new lender is comfortable with the whole stack, one clean payout at a time. At $516,000 a key, the bet is that Cerca's lease-up supports a price that clears the entire old stack.
