McKinney's $300M amphitheater nears completion without a sponsor

The 20,000-seat venue's public-private structure is fully subscribed, but its revenue side still lacks a naming-rights sponsor and an opening act.

At a glance

  1. The EDC and CDC seats at the table suggest the public side is contributing real money, not just zoning approval.
  2. What the partnership has not yet produced is the commercial side: Venu has announced neither an opening act nor a naming-rights sponsor, leaving a 20,000-seat venue to approach its first season without the corporate naming rights and booked first season that usually anchor the revenue side.
  3. The McKinney project sits inside a pipeline that suggests Venu means to repeat the play elsewhere, with venues under way in Oklahoma, Houston, and El Paso, another planned in Chattanooga, Tennessee, and an expansion into Northern Colorado under exploration, on top of operating amphitheaters in Colorado Springs and Gainesville, Georgia.

The first concert at Venu Holdings' 20,000-seat McKinney, Texas amphitheater is expected early next year, as construction wraps in the first quarter of 2027 with the parking garage near completion and the seating bowl and canopy taking shape, Connect CRE reported, citing the Dallas Business Journal.

The $300 million facility is a public-private partnership that puts Venu alongside the City of McKinney, the McKinney Economic Development Corp., and the McKinney Community Development Corp., following a familiar playbook for mid-sized cities chasing event traffic in which the private operator brings venue expertise and operating risk while the public entities bring land, infrastructure, and economic-development dollars. The EDC and CDC seats at the table suggest the public side is contributing real money, not just zoning approval.

The first show is expected shortly after construction wraps, which leaves a short runway to sell tickets for an act that has not been named.

Venu already runs the operating playbook in two markets; the expansion tests whether the financing template travels.

The naming-rights deal has stayed unsigned through most of the yearlong construction cycle, and Venu has until construction wraps to close both the sponsor and the opening act. A 20,000-seat amphitheater entering its first quarter of operations without a sponsor is either holding out for a larger check or carrying the revenue burden itself. The seats will be ready either way, but the model only pencils if the private side of the partnership actually signs.
