VanTrust breaks ground on Rancho Cordova shallow-bay industrial park

Three shallow-bay buildings target the 15,000-to-50,000-square-foot tenants that big-box and data-center capital tends to skip.

At a glance

  1. Slated for summer 2027 delivery, the project sits on 18.72 acres at Rancho Cordova Parkway and Gold Dredge Way inside the Rio Del Oro Specific Plan, with buildings of 112,825, 103,690, and 65,920 square feet whose suites start around 15,600 square feet and can be combined as a tenant outgrows its first footprint.
  2. HPA Architecture designed the development, Uprite Construction is the general contractor, and Wood Rodgers is the civil engineer; the Connect CRE report that first reported the groundbreaking did not include financing terms.
  3. With multiple combinable suites, the leasing team can split and stitch space until the Sacramento market answers, a bet that the next industrial lease will come from a 30,000-square-foot local user rather than from the big-box distribution or data-center trades that have dominated industrial capital flows.

VanTrust Real Estate has broken ground on Rio Del Oro Business Park, a three-building, 282,435-square-foot Class A industrial development in Rancho Cordova, California, that bets on the industrial tenants big-box and data-center capital tends to skip: local and regional users taking 15,000 to 50,000 square feet.

HPA Architecture designed the development, Uprite Construction is the general contractor, and Wood Rodgers is the civil engineer; the Connect CRE report that first reported the groundbreaking did not include financing terms. The floor plan is the hedge. A 15,600-square-foot suite can stand alone or fold into the next one, building flexibility into the concrete rather than waiting on one anchor tenant to fill a single giant box.

That flexibility matters because ground-up industrial speculation carries real lease-up risk, and the 15,000-to-50,000-square-foot band is where local companies actually sign — less glamorous than a build-to-suit for a national retailer but a steadier stream of smaller credits. With multiple combinable suites, the leasing team can split and stitch space until the Sacramento market answers, a bet that the next industrial lease will come from a 30,000-square-foot local user rather than from the big-box distribution or data-center trades that have dominated industrial capital flows.

The roughly one-year construction window is short enough to keep pressure on the leasing team and long enough for Sacramento's small-bay market to show its hand before delivery.
