Woodside adds two Chesapeake medical buildings, price undisclosed

Two medical buildings totaling 25,000 square feet with a dental anchor make the case for small-bay medical office as its own pricing lane, even without a number.

At a glance

  1. The Cleveland private equity investor, which buys healthcare real estate, said it acquired Hillcrest Medical Office Building, built in 2021 inside one of the city's fastest-growing residential corridors, and Volvo Medical Office, built in 2011 along one of its most established commercial corridors and fully leased to healthcare tenants serving the wider region.
  2. Twenty-five thousand square feet across two buildings averages 12,500 feet apiece, and at that size a purchase price would make a poor comparable for any larger building—what it would make is a data point.
  3. Office's clearing price has split two ways: trophy towers refinance above their prior loans while commodity Class A and B buildings trade only once a sponsor's balance sheet sets the first bid.

Woodside Health's two Chesapeake acquisitions arrived with construction dates, corridor descriptions, an anchor tenant, and 25,000 square feet of combined space—everything except a price. Dental Care Alliance anchors the pair, and Ben Barr, a principal at Woodside, framed the deal as part of a rolling acquisition program rather than its center: "The acquisition aligns with our investment strategy focused on well-located healthcare properties in strong and growing markets," Barr said, noting the firm recently closed on another healthcare property in the Virginia Beach MSA.

Twenty-five thousand square feet across two buildings averages 12,500 feet apiece, and at that size a purchase price would make a poor comparable for any larger building—what it would make is a data point. Medical office of this vintage trades on the rent roll, whether the anchor's lease runs long enough to cover the building's next capital cycle, more than on which side of town it sits, which lets a residential-adjacent parcel and a commercial-corridor parcel plausibly change hands in one transaction.

Small-bay medical office trades in its own lane

Office's clearing price has split two ways: trophy towers refinance above their prior loans while commodity Class A and B buildings trade only once a sponsor's balance sheet sets the first bid. Small-bay medical office runs somewhere else entirely. Its tenants are healthcare providers with regional reach, not tenants of last resort, and its buyers are portfolio assemblers hunting at sizes too small to interest a core fund's investment committee. Woodside, headquartered in Cleveland and describing a national portfolio, is buying exactly there—and the strategy reads clearly enough without a number: assemble a portfolio of buildings in a single metro, buy where competition thins out, hold the tenant.

What would make the strategy checkable is a price. The firm says it has closed on a third healthcare property in the Virginia Beach MSA; if a figure ever attaches to that one, the region's landlords get their first read on what a dental-anchored medical building clears for, and Woodside's Chesapeake buildings stop being a statement of intent and become a comp.
