Affinius Capital closed a loan to Black Mountain for its acquisition of CenTX 35, an 856,524-square-foot Class A industrial complex in Temple, Texas, according to Connect CRE.

Velocis, which developed the two-building property, is the seller; the purchase price and loan size were not disclosed.

The property is 100% leased to three tenants: Reynolds Consumer Products, SoJo Industries and Alumni Educational Solutions. Building 1 totals 613,600 square feet and Building 2 totals 242,924 square feet, summing to the 856,524 square feet the report gives for the whole.

The financing was arranged by Tom Burns and Hunter Habash at CBRE. The site fronts I-35 with four two-way access points and a full diamond interchange at Loop 363. Connect CRE describes the interstate as the primary north-south freight corridor through Central Texas, connecting the Dallas–Fort Worth, Austin, San Antonio and Houston markets.

Affinius has stayed busy on the debt side. PRED's records show entries for three closed deals of $130 million, $94.8 million and $80 million dated between Sept. 18 and Oct. 8. This publication has tracked a shift from equity toward debt at the firm; its August sale of a 545-unit senior housing portfolio with Alliance came days after it lent $177.25 million on two New York-area apartment buys.
