Canyon puts $67M on Kurv Elizabeth at $240 a foot

The refinancing shows senior debt still clearing on modern industrial in dense corridors, even as resale comps in secondary markets run lower.

At a glance

  1. The property, delivered in mid-2024 across more than 278,000 square feet, is configured with flexible floor plates, rear-loading, and upgraded LED lighting on a site linking Interstate 78 to Lower Manhattan and Pennsylvania’s Lehigh Valley.
  2. Set against the square footage, the financing prices at roughly $240 a foot, and a senior mortgage at that density assumes an asset value meaningfully above what is being lent, making this a financing decision rather than a salvage job.
  3. Canyon has been running that selection process across asset types.

Canyon Partners Real Estate has provided a $67 million senior loan to refinance Kurv Elizabeth, a four-building Class-A industrial campus in Elizabeth, N.J., according to Connect CRE, with CBRE arranging the debt. The property, delivered in mid-2024 across more than 278,000 square feet, is configured with flexible floor plates, rear-loading, and upgraded LED lighting on a site linking Interstate 78 to Lower Manhattan and Pennsylvania’s Lehigh Valley.

Set against the square footage, the financing prices at roughly $240 a foot, and a senior mortgage at that density assumes an asset value meaningfully above what is being lent, making this a financing decision rather than a salvage job. Canyon’s chief investment officer, Robin Potts, described the asset in those basic terms: durable demand, flexible product, and proximity to major population and logistics hubs.

Canyon has been running that selection process across asset types. In late August, Canyon and J.P. Morgan announced a $74.7 million senior construction loan on a Riverside build-to-rent project; earlier in the month, PWD tracked Bridge Point Tacoma 210, a 205,413-square-foot 2024 industrial delivery in Tacoma, Washington, that sold for about $165 a square foot. Those two prints are not the same trade, but together they show where credit is still comfortable—lenders are not reopening the industrial market broadly; they are picking dense corridors and modern, subdividable shells.

Kurv Elizabeth fits that description, and $240 a foot is what that fit costs. The refinancing wall remains largely intact; this deal only shows which collateral gets financed first. The number to watch is the next Elizabeth-area industrial sale, because a loan written at this level is not proof that a buyer will clear the same one.
