EverWind plans C$8 billion Point Tupper data-center campus in Nova Scotia

The first 95 megawatts are targeted for late 2027, with a 325-megawatt expansion in 2028; Reuters reports Anthropic is the tenant for the initial phase.

At a glance

  1. The campus is the larger part of a C$10 billion (US$7 billion) programme that IREI describes as the largest privately funded investment in Nova Scotia history.
  2. EverWind confirmed a long-term lease with a frontier AI developer for the initial 95-megawatt phase.
  3. At full build, the C$8 billion works out to roughly C$19 million (US$13 million) a megawatt, with the wind portfolio outside that figure.

EverWind plans to spend more than C$8 billion (US$5.6 billion) to develop, build, own and finance a 420-megawatt data-center campus at its existing Point Tupper industrial site in Nova Scotia. The first 95 megawatts are targeted for late 2027, with a 325-megawatt expansion slated for 2028.

The campus is the larger part of a C$10 billion (US$7 billion) programme that IREI describes as the largest privately funded investment in Nova Scotia history. The other C$2 billion (US$1.4 billion) goes to four onshore wind projects — Bear Lake, Windy Ridge, Kmtnuk and Upper Afton — which EverWind says will add renewable generation in the province to help meet growing industrial demand, including demand from the campus. The wind farms are not described as dedicated to the data center, only as contributing to a demand pool the campus belongs to.

EverWind confirmed a long-term lease with a frontier AI developer for the initial 95-megawatt phase. Reuters reported the developer is Anthropic, which runs the Claude model.

One lease, 420 megawatts

At full build, the C$8 billion works out to roughly C$19 million (US$13 million) a megawatt, with the wind portfolio outside that figure.

The confirmed lease covers 95 of the 420 megawatts, and the coverage does not say how the C$8 billion splits between debt and equity. That leaves the disclosed commitment concentrated in the first phase, with the larger expansion not yet matched to a named occupant in the material available. Whether the full campus proceeds on the initial-phase lease alone — or on further agreements not described — is unconfirmed.
