  1. Cumulative volume for the first nine months also reached a record high, CBRE said.
  2. Four transactions above ¥100 billion ($650 million) were recorded in the quarter.

Commercial real estate investment in Japan reached a record ¥2.21 trillion ($14.4 billion) in the third quarter of 2026, up 4% from a year earlier, according to CBRE's Japan Investment MarketView as reported by IREI. Cumulative volume for the first nine months also reached a record high, CBRE said.

Four transactions above ¥100 billion ($650 million) were recorded in the quarter. Office volume fell year over year, logistics was broadly flat, and residential, retail and hotel volumes rose on several large deals.

For allocators, CBRE reported expected NOI yields for prime Tokyo assets unchanged across all property types, holding at historic lows even as interest rates rose, leaving less cushion for leveraged buyers.

J-REITs bought ¥379.7 billion ($2.47 billion) of assets in the quarter, including deals below ¥1 billion ($6.5 million), even as their unit prices stayed weak. Logistics was the most traded sector among J-REITs for both purchases and sales. CBRE said unit repurchases and substantial unrealized gains in J-REIT portfolios appear to be contributing to asset sales. Its Tankan survey showed investors remain positive on office NOI.
