Marcus & Millichap announces 206-unit Fort Wayne sale after 50-year family hold

The buyer is an Illinois investor planning interior renovations; the announcement does not include a price.

At a glance

  1. Jack Friskney, a director of investments at the brokerage, marketed the property with Aaron Kuroiwa and Austin Meeker on behalf of Shoaff Park Villas Apartments Inc. and procured the buyer.
  2. The unit schedule at 4604 Jason Drive runs 24 studios, 130 one-bedroom one-bath units and 52 two-bedroom one-baths, a count that reconciles exactly to the 206-unit total and leaves just over six in ten apartments as one-bedrooms — the denominator that matters when the buyer starts writing interior renovation checks.
  3. Fort Wayne will be priced off the same inputs — in-place rents, deferred interiors, and what a private buyer already holding nearby assets will pay for a property that never tested the market — but the announcement supplies no figure to test it against.

Marcus & Millichap's Indianapolis office announced the sale of Shoaff Park Villas, a 206-unit apartment complex in Fort Wayne, Indiana, that had not been offered for sale since 1976, ending fifty years under the same family. Jack Friskney, a director of investments at the brokerage, marketed the property with Aaron Kuroiwa and Austin Meeker on behalf of Shoaff Park Villas Apartments Inc. and procured the buyer.

The buyer is an Illinois-based investor with a regional portfolio across northern Indiana and southern Michigan who, according to Friskney, intends larger-scale interior renovations to capture rental growth in a market he describes as supported by steady population gains and long-term affordability — a listing-side read that supplies the rationale for a capital plan the announcement does not size.

The price the announcement leaves out

With no price in the announcement — no per-unit basis, no implied cap rate, no way to weigh the renovation budget against the entry cost — the sale falls into an ordinary band of private multifamily trades: a $58.7 million North Phoenix apartment sale IPA brokered this week closed at $225,769 a unit price with no cap rate attached, and an $83 million Oregon apartment trade kept the yield private. Fort Wayne will be priced off the same inputs — in-place rents, deferred interiors, and what a private buyer already holding nearby assets will pay for a property that never tested the market — but the announcement supplies no figure to test it against.

Four September closings attributed to the brokerage ran from $9 million on Sept. 1 to $83 million on Sept. 11, with a $13.25 million trade on Sept. 22 — the kind of small and mid-sized private trades that never carry a published cap rate. The Fort Wayne trade fits the pattern of constrained construction economics pushing incremental units toward 1970s vintage assets rather than new shovels; here, that means 206 units if the buyer's renovation plan proceeds as described.

The release establishes the shape of the trade rather than its economics: a family that held for half a century sold into a buyer whose thesis requires spending on interiors. Watch the renovation budget when it surfaces, and the rents it is underwritten against.
