Nashville's second print prices the disclosure the first one withheld

LBX pays $54.3 million for 134,113 square feet; the smaller building's residual is where the corridor's office answer shows up.

At a glance

  1. The package is two buildings: Breeze Block, 39,452 square feet at 6100-6110 Robertson Avenue, and Stateline, 94,661 square feet at 5300 Centennial Boulevard, which together are 91% occupied across 25 tenants in retail, restaurant, fitness, wellness and service uses.
  2. PRED's records show a $37.5 million closing on Sept. 21 tied to both Stateline and Vintage South, which on Stateline's 94,661 square feet works out to about $396 a square foot, though the coverage does not say whether that recording captures the building alone or an earlier structure of this same trade.
  3. Office discovers a clearing price only where a trade prints, and undisclosed conversions and vacancy-adjusted comps leave the market guessing.

Vintage South has sold the Infill Nashville Portfolio to LBX Investments for $54.3 million, a blended basis of roughly $405 a square foot across 134,113 square feet of recently developed retail and mixed-use space in the Charlotte Park and The Nations corridor. JLL represented Vintage South, with Brad Buchanan, Richard Reid and Jim Hamilton leading the assignment.

Two days after our Sept. 21 report on the Stateline sale recorded roughly $395 a square foot with no cap rate, occupancy or conversion cost disclosed, the same corridor prints again, and this time the occupancy figure, the tenant count and the buyer's name came with it — for a lender or an appraiser, the difference between a headline and a comp.

PRED's records show a $37.5 million closing on Sept. 21 tied to both Stateline and Vintage South, which on Stateline's 94,661 square feet works out to about $396 a square foot, though the coverage does not say whether that recording captures the building alone or an earlier structure of this same trade. Read the $54.3 million portfolio price against it and Breeze Block carries roughly $16.8 million, about $426 a square foot — subtraction on two disclosed numbers, not a disclosed allocation. Breeze Block's smaller floor plates and restaurant-and-wellness tenancy would ordinarily carry a premium to a 94,661-square-foot mixed-use building, and the residual is where it surfaces.

Office discovers a clearing price only where a trade prints, and undisclosed conversions and vacancy-adjusted comps leave the market guessing. Stateline is mixed-use, Breeze Block includes office, and both numbers land at or above roughly $395 a square foot with no discount visible in the second one. The reading that fits is that infill office here is priced as an amenity to the retail rent roll rather than as an asset class of its own; Nashville's rent growth, not its office market, is underwriting that.

The coverage describes both properties as recently developed, so this is a developer-style exit rather than a re-trade of an older asset. No development cost appears anywhere in the record, which means the spread between what Vintage South spent and what LBX paid is not knowable from what has been published — the one number that would settle whether the corridor's pricing is a land-and-construction story or a rent story. At 25 tenants across 134,113 square feet, the average suite runs about 5,400 square feet: small enough that no single move-out resets the asset, big enough that the roll takes managing. That is the business LBX bought, and it is the strongest argument for the price per foot; the counterargument will arrive with the first cap rate this corridor publishes.
