Industrial debt roundup: NorthPoint-BGO refinance, BridgeInvest's $43.2M loan

The Las Vegas warehouse refinance rests on a HEYDUDE lease extension providing $111 million of payments through 2033, about 87 percent of the $127.4 million loan balance.

At a glance

  1. The refinancing turns on a single relationship: the lease still owes $111 million against $127.4 million of principal, which puts the tenant's payment obligation at the center of the repayment case.
  2. BridgeInvest lent Thor Equities $43.2 million against an 11-building Savannah warehouse portfolio that Thor bought in 2022 for $49 million, nine miles from the Port of Savannah.
  3. Bridge lending has been busy enough that a Savannah refinance has company.

BGO and NorthPoint refinanced a Las Vegas warehouse at $127.4 million on a HEYDUDE lease extension that provides $111 million of payments through 2033, about 87 percent of the loan balance.

The refinancing turns on a single relationship: the lease still owes $111 million against $127.4 million of principal, which puts the tenant's payment obligation at the center of the repayment case. Whether the lease carries a corporate guarantee, and what the loan's term and pricing are, the coverage does not say.

BridgeInvest lent Thor Equities $43.2 million against an 11-building Savannah warehouse portfolio that Thor bought in 2022 for $49 million, nine miles from the Port of Savannah. The loan, described as transitional bridge debt, refinances that portfolio; measured against the 2022 basis, the new debt is about 88 percent of what Thor paid. No current valuation, occupancy or lease roll appears in the coverage.

Bridge lending has been busy enough that a Savannah refinance has company. Fitch data cited by Bisnow show $31.6 billion of bridge loans securitized through August, more than in all of 2025 and the busiest pace since 2021, according to that reporting.

Permanent debt and a Missouri lease-up

Gantry secured a $110 million permanent loan for Bixby's six-property portfolio, including five single-tenant industrial buildings in Southern California and Texas and Bixby's Newport Beach headquarters. Unlike the Savannah financing, this is permanent debt on standing collateral, but the concentration runs the same way: five of the six properties are single-tenant industrial buildings, so the income traces to a small set of tenants.

Opus said its 1.66 million-square-foot Liberty Heartland logistics park in Missouri is fully stabilized after Wagner Logistics committed to 317,000 square feet, about 19 percent of the three-building park on 165.57 acres. By Opus's account, the Wagner commitment is what completed the lease-up, meaning roughly a fifth of the park's space carried the shift from development to stabilization.

The Las Vegas lease is the only commitment in the group with a disclosed end date: 2033.
