ORIX acquired AMLI Lenox, a 391-unit apartment tower in Atlanta's Buckhead neighborhood, financing the purchase with an $83 million loan from New York Life, Connect CRE reported.

A purchase price was not disclosed, leaving the $83 million New York Life loan as the only pricing term. The 24-story tower at 3478 Lakeside Dr. NE was completed in 2020 and was 96% occupied at the time of financing, according to Connect CRE. ORIX will rename it Akari Buckhead.

CBRE's Debt & Structured Finance team, led by Robert LaChapelle and Blake Cohen, arranged the loan, and the brokerage's Southeast multifamily group handled the sale for AMLI Residential.

For advisors and allocators tracking Buckhead multifamily, the undisclosed purchase price is the main due-diligence gap. The $83 million loan shows what New York Life would lend against a 96%-leased 2020-vintage tower.
