Schrager hotel conversion draws $116.5M bridge

Driftwood Capital and Benefit Street Partners replace the 2024 construction facility on the 137-key Sunset Strip property.

At a glance

  1. The hotel is owned by Ian Schrager and Ed Scheetz, with Driftwood Capital and Benefit Street Partners supplying the new capital; for Benefit Street, the loan extends a credit book that manages $28.3 billion in regulatory AUM.
  2. Rubano's quote in the release frames the underwriting around anticipation: the PUBLIC pairs "one of the most iconic names in hospitality" with "one of the strongest lifestyle-hotel submarkets in the country," and he describes a "significant resurgence across the Sunset Strip."
  3. The 2024 facility that bought the property and began the conversion is being replaced before the asset has proven itself—a conscious choice by private lenders to extend repositioning risk rather than call it.

Cushman & Wakefield has arranged $116.5 million in bridge financing for PUBLIC Hotel West Hollywood, refinancing the acquisition-and-construction facility that funded the 2024 purchase and conversion of the former Standard Hotel before the 137-key luxury lifestyle property has reopened on the Sunset Strip, according to Connect CRE. The hotel is owned by Ian Schrager and Ed Scheetz, with Driftwood Capital and Benefit Street Partners supplying the new capital; for Benefit Street, the loan extends a credit book that manages $28.3 billion in regulatory AUM. Rob Rubano, JP LeVeque and Joe Lieske led the Cushman & Wakefield team representing the borrower.

Rubano's quote in the release frames the underwriting around anticipation: the PUBLIC pairs "one of the most iconic names in hospitality" with "one of the strongest lifestyle-hotel submarkets in the country," and he describes a "significant resurgence across the Sunset Strip." The reopening remains "widely anticipated"—the hotel has not yet emerged from conversion as an operating asset—so the loan is being written against cash flow that will not begin until after the work is complete.

The 2024 facility that bought the property and began the conversion is being replaced before the asset has proven itself—a conscious choice by private lenders to extend repositioning risk rather than call it. It continues the pattern clearing the maturity wall through extensions and rescue capital without headline defaults, and Connect CRE's account does not frame the deal as distressed.

The first full year of operations at the PUBLIC will decide whether the bridge was well timed. If the reopening delivers the momentum Rubano describes, the debt retires into permanent financing and the refinancing will look smart. If the hotel opens into a softer market, the lenders will be back at the maturities desk negotiating another extension—this time on the evidence of an income statement rather than the strength of a name.
