Seniors housing securitized loans face $2.24 billion of hard maturities from November 2026 through December 2027, according to Trepp. The 156-loan cohort includes agency-backed loans representing more than 95% of the balance.

A hard maturity is a loan with no remaining contractual extension options; the borrower must repay at maturity or negotiate an alternative with the lender. Trepp’s modeled dates reflect extensions and modifications already executed, and the cohort excludes loans in foreclosure or REO status to focus on near-term refinancing risk rather than legacy distress.

For a lender or allocator pricing seniors housing paper, the number to watch is $232.7 million, the balance carrying a debt yield below 6%. Of that, $193.6 million remains current, so the immediate issue is refinancing execution rather than existing default. The wider 14.47% of the cohort below an 8% debt yield is the band where a refinancing at a higher rate would likely require new equity.

For this cohort, the debt-yield data describe a wider set of loans than the delinquency rate: a loan can be current and still face a refinancing gap. Trepp’s exclusion of foreclosure and REO leaves the $2.24 billion as a live pipeline; the 1.75% delinquency rate covers the share already classified as delinquent.

Age-restricted properties account for the largest share of the balance at $743.9 million, or 33.23%. Independent living is $615.2 million (27.48%) and assisted living $328.9 million (14.69%); memory care is $34.7 million (1.55%). Another $515.8 million, or 23.04%, has no reported subtype; Trepp says Fannie Mae does not report seniors housing property subtypes in this dataset.

Assisted living has the highest delinquency rate among identified subtypes at 10.16% of its $328.9 million. Within that subtype, 23.54% of the balance carries a debt yield below 8%, including 15.05% below 6%. Across the cohort, 14.47% of the maturing balance carries a debt yield below 8% and 10.39% below 6%. Special servicing is 1.89% of the maturing balance. Two loans totaling $39.1 million account for the cohort’s delinquent balance, Trepp reports.

The opening maturity window is November and December 2026, when 19 loans totaling $140.2 million mature. Of that balance, 47.47% carries a debt yield below 6%, but all 19 loans are current and none is in special servicing.
