Terrapin clears the American Motel for Trinsic's 335 Wheat Ridge apartments

A $9 million 2023 motel buy becomes a cleared Wheat Ridge site and a second project for a Denver developer with one open apartment building.

At a glance

  1. The address at 10101 W. Interstate 70 Frontage Road N. carried the American Motel until the middle of 2025, a 1975 building whose run-down condition had made it a recurring subject of police reports, and demolition was complete earlier this year.
  2. When the building is too far gone to save, hotel-to-apartment conversion is demolition, and the buyer pays for clean dirt.
  3. The Wheat Ridge sale follows a related CBRE-brokered conversion PWD covered in late August, when two Norwalk office buildings sold as apartment feedstock to a joint venture planning 286 apartments.

The American Motel is gone, and Connect CRE reports that CBRE has sold the 5.83-acre Wheat Ridge, Colorado, redevelopment site to Trinsic Residential Group, which plans 335 Class A apartments on the parcel Martin Roth and Eric Roth brokered for seller Terrapin Investments.

The address at 10101 W. Interstate 70 Frontage Road N. carried the American Motel until the middle of 2025, a 1975 building whose run-down condition had made it a recurring subject of police reports, and demolition was complete earlier this year. Terrapin, which describes its focus as owning and managing hotels nationwide, paid $9 million for the site in January 2023 — roughly $1.54 million an acre, or about $26,900 for each of the 335 apartments Trinsic now plans — and held through the closure and teardown.

When the building is too far gone to save, hotel-to-apartment conversion is demolition, and the buyer pays for clean dirt. Trinsic arrives with none of the American Motel's history. The Denver-area firm has one open apartment building, the Aura Arts District property in the Baker neighborhood, and the Wheat Ridge plan would give it a second at roughly 58 units to the acre.

The Wheat Ridge sale follows a related CBRE-brokered conversion PWD covered in late August, when two Norwalk office buildings sold as apartment feedstock to a joint venture planning 286 apartments. The two deals show the range: office space in Connecticut that still had walls worth keeping, and a Colorado motel that had to be erased before housing could begin.

The seller's arithmetic is the tell. Nine million dollars for 5.83 acres beside an interstate frontage road was never a hotel price; it was a price for the problem attached to the hotel. Closing the American Motel and paying for the wrecking crew was the unglamorous work that turned a police-report address into a development site, and Trinsic gets the site without having to do any of it.
