Google evaluates Roanoke County's Wood Haven park for a data center

Due diligence and inspection at the 111-acre site are expected to run through March 2027, with entitlements due by September 2027; size, building count and IT capacity have yet to be provided.

At a glance

  1. Google and the Western Virginia Regional Industrial Facility Authority confirmed the possibility on October 16.
  2. The park covers 111 acres at the junction of Interstates 81 and 581, and includes 54 acres of graded, pad-ready land with utilities in place.
  3. Clay Allsop, Google's regional public affairs manager, said the company “will continue our due diligence process on Wood Haven and keep the local community updated as more information is available.”

Google is evaluating the Wood Haven Technology Park in Roanoke County, Virginia, as the site of a data center campus. Google and the Western Virginia Regional Industrial Facility Authority confirmed the possibility on October 16. Details including the project's expected size, number of buildings and IT capacity have yet to be provided, according to Data Center Dynamics.

Google's due diligence and inspection period at the site is expected to run through March 2027, with entitlements due by September 2027. The park covers 111 acres at the junction of Interstates 81 and 581, and includes 54 acres of graded, pad-ready land with utilities in place.

Clay Allsop, Google's regional public affairs manager, said the company “will continue our due diligence process on Wood Haven and keep the local community updated as more information is available.”

Data Center Dynamics reported that locals attending the authority board meeting raised concerns about noise and vibrations, water use and effects on nearby real estate. Prologis had previously been set to develop a data center on the site: it signed an agreement in April 2025 to acquire 94 acres in the park, extended the agreement multiple times, and the sale of the land was not completed.

Google is also developing a campus nearby in Botetourt County, at a 343.6-acre site at the Botetourt Center Industrial Park in Greenfield, where grading work began in August 2026. The plan there calls for three data center buildings of roughly 300,000 sq ft each, three substations and a 28,000 sq ft office building.

The authority first disclosed in September that a data center could come to the site, according to Data Center Dynamics, which also notes that Virginia is the largest data center market in the world, concentrated largely in Northern Virginia around Loudoun County.

For a reader underwriting Virginia capacity, the Wood Haven timeline is the number to hold onto: a due diligence window stretching to March 2027 and entitlements to September 2027 sit well behind the Botetourt build already under grading. Whether the site converts depends on details — size, building count, IT capacity — that the confirmation did not include.
